The Beaufort County Register of Deeds operates from a main office in downtown Beaufort and maintains two satellite locations on Hilton Head Island and in Bluffton. The statewide SC Land Records portal is an additional option for searching Beaufort County records. Recording Requirements for Beaufort County Deeds
All deeds recorded in Beaufort County must comply with Title 30, Chapter 5 of the South Carolina Code. Section 30-5-30 requires that every deed be acknowledged before a notary or proved by a witness. Section 30-5-35 requires a derivation clause and the grantee's mailing address on all deeds executed after July 1, 1976. Under Section 30-5-90, documents must be recorded within 30 days of being lodged.
The deed transfer fee is $1.85 per $500 of the property's value under Section 12-24-10, and it is the grantor's responsibility to pay. The base recording fee in Beaufort County is $15 for the first page and $5 for each additional page. The state deed fee is $1.85 per $500 of value. All fees must be paid at the time of filing.
